In addition we only use the best quality silil one sealants that contain “Microban”, “Mould Shield”, or “SteriTouch” anti microbial properties for extra long life; these are more expensive than cheap alternatives that other mastic man sealant companys may use.

Fixed Prices For Sealant Replacement for Standard Installations (includes travel subject to conditions – see  “Travel” found below pricing menu), up to one hour’s labour*, and up to half a cartridge of sealant (clear or white),  plus all other cleaning materials per unit.

The fixed price menu is for the replacement of silicone sealant along the tiles edges (standard tiles only) where they meet the bath or shower tray, and sizes are based on manufacturers original sizes before installation.

Preparation and Post Resealing:

In order to ensure a good seal when resealing, all surfaces need to be completely clean and dry. If you are planning to have your bath, shower tray, kitchen sink or worktop resealed,  please do not use for at least 12 hours before, and a minimum of 24 hours, (or longer as advised) after the job is complete. 

* Our prices include the removal of the old silicone

* Verticals:

This price does not include “tile to tile” vertical uprights, these are charged at £9.75 per upright up to 2mtrs in length (sculpted or relief style tiles, and/or smaller than non standard sized tiles £11.75 per upright) for sealant removal & replacement. Also, “tile to metal” vertical uprights are charged at £12.50 per upright up to 2mtrs in length (sculpted or relief style tiles, and/or smaller than non standard sized tiles** £14.75 per upright).

* Standard Installation Labour is based upon an installation that has been correctly installed, and does not have a beading style trim/strip between the tiles and tray/bath and a gap no larger than 6mm between the tiles (or wet wall or similar finish) and tray/bath. Grout between the tiles and tray/bath may require to be removed and if this is case then the installation would be deemed “non standard”.

Sub standard or non Standard Installations that have been adapted to take account of uneven walls, and floors can result in extra time being required, as well as requiring additional silicone sealant. Also, where silicone or an incorrect sealant material has been applied by an amateur (i.e sealant all over the tiles and fittings, or the wrong type of sealant which can be difficult to remove) can take considerably more time to remove and prepare the job. These types of jobs will incur an additional hourly rate of £37.50 for every hour, or part hour taken.

* Standard Tiles: 

Minimum size must be no less than 15 cms square and the surface must be glazed and with a smooth flat polished shiny finish over the entire tile – tiles with bevelled edges are classed as “Non Standard” .  “Non Standard Tiles” are tiles with a natural stone effect, mosaics or uneven surfaces, or any tiles not as per the “Standard Tiles” description. These take longer to prepare and apply silicone, and  incur an additional charge of 50% of the standard charges). Uneven tiles will most likely result in an uneven finish due to the nature of the tiles – this is unavoidable and an uneven finish is considered normal.

* Beading Style Trim and/or relief style tiles borders, or tiles smaller than 15cms square or 6″ square (but not including mosaics see below), will incur additional charges due to the extra work required in preparation; these charges are an additional 50% each of the standard charge.

*Mosaic Tiles:

Please add 50% to the standard charge due to the extra work and time involved in cleaning each individual tile.

* Kitchen Worktops:

Prices may vary if there are mosaic sized tiles, or where a gap exists between the worktop, tiles and wall, that requires to be packed before sealing. In this instance the charge will be £95 for the first hour, subsequent hours at £35 per hour, plus materials.

Dark Coloured Tiles & Coloured sealants  (other than white or clear will incur higher material charges). Dark coloured sealants when required to be applied to light coloured tiles with white grout will incur up to a 50% additional charge (similarly white sealant against a dark background). The reason for the additional charges is that it requires a lot more time to apply, in order to obtain a good finish.

Travelling Time and Vehicle Costs:

A 75p per mile vehicle charge will apply for the entire trip for jobs out of our designated city boundary Greater Manchester: plus an hourly charge of £37.50 per hour or part there of (for travelling time, to and from our business premises for the round trip).

Cancellation Policy:

Where the client fails to give two full working day’s notice to cancel or re-arrange the job, “BrightWhite UPVC ” reserve the right to charge the client for the full cost of the pre-booked job (as if the job had been completed as per the booking), plus any materials that may have been specially ordered for the job.

No Access Policy:

Where the client fails to provide access at the arranged time for a pre-booked job, “BrightWhite UPVC” reserve the right to charge the client for the full cost of the pre-booked job (as if the job had been completed as per the booking), plus any materials that may have been specially ordered for the job. A minimum charge of £95 will apply, plus travelling time and vehicle charges (for jobs outside of our Greater Manchester boundary)

Silicone sealants are waterproof, can be used outdoors for a variety of waterproofing jobs and come in many colours including clear.

Frame Sealants

  • These sealants are designed to seal between window and door frames and the surface they are fixed to. They usually have greater (up to 30%) flexibility than normal sealants and are UV fade resistant. A dust free surface is a necessity here as absolute adhesion must be obtained between frame and wall for a watertight joint.

  • Intumescent or fire stop sealants are for maintaining the integrity of a wall or partition in the event of a fire. Ideally used to seal attic walls between semi detached or terraced houses and to seal frames in fire risk areas.

Water based general purpose sealants and decorators caulk

  • The above rate does not include over painting the bead which is required. Generally a decorator will allow for using a caulk between two painted surfaces for gaps up to approximately 3mm, however the extra over rate for gaps of 3 to 10mm is £1.50/m. A gap next to a prefinished surface should be filled using a self finished mastic even if on of the surfaces at the junction is painted. Forming a caulk line that cannot be completely overlapped on both surfaces is bad practice and should be avoided, as this will cause future cleaning and maintenance problems. You should note that this produce is designed to be painted over as are all decorators acrylic sealants. They cannot be rubbed down and will discolour and pick up dust and dirt if not over painted, these unpainted caulks can blacken and promote bacterial growth so it is essential that they are painted over completely. These sealants and fillers are water based and usually used for gap filling down the sides of architraves or in the top of skirting boards. Again they are supplied in many colours and can be over-printed, some can be sanded and the white ones can sometimes be stained but check on the tube if this is the case.
